Energy Performance Certificates
Energy consumption in our homes accounts for some 30% of CO2 emissions in the UK. Heating uses 90% of energy in the home and so improving the energy efficiency of our homes not only saves money but also reduces these harmful emissions. EU Directive 2002/91/EC on the Energy Performance of Buildings ensures that building standards across Europe place a high emphasis on minimising energy consumption.
The Directive requires that when a building is constructed, sold or rented out, an Energy Performance Certificate (EPC) must be made available to the owner or by the owner to prospective purchasers or tenants.
The EPC is simple to understand, based upon familiar labelling, making use of the A-G system for appliances and cars that we have all become used to. The EPC however will also indicate potential improvements, in addition to the current band and rating of the house, including the details and impact of each energy efficiency option.
EPCs can only be compiled by Domestic Energy Assessors or Home Inspectors who are members of a Government approved and regulated certification scheme. Following a survey, the data will be entered into a computer system based on the Reduced Standard Assessment Procedure (RDSAP), which will then generate the actual Certificate. GH Project Development Ltd provide EPCs for home sellers and landlords, as well as for property professionals involved in the compilation of Home Information Packs and the preparation of Tenancy Agreements. The company can also provide full HIPs through its network of partners.
